A contemporary private residence in Dubai Hills Estate designed around light, privacy, and courtyard living. The villa is organised as a series of calm architectural volumes that frame the garden and pool terrace, creating a quiet retreat within one of Dubai’s most sought-after residential communities.

The Brief
The client sought a contemporary family residence that would balance architectural clarity with everyday comfort. The brief called for six ensuite bedrooms, generous living spaces, and a strong visual connection between the interior rooms and the outdoor courtyard.
Privacy from neighbouring villas was essential, while still allowing natural light to flow through the house and create a calm and welcoming atmosphere throughout the day.
Design Approach
The villa is composed as a series of clean rectilinear volumes arranged around a landscaped courtyard. This organisation allows the primary living spaces to open directly toward the garden and pool terrace while maintaining a clear separation between private and social zones.
Deep window recesses and shaded balconies create a layered façade that responds to Dubai’s strong sunlight. The architecture emphasises proportion, shadow, and material warmth rather than decorative elements.
Inside, the design follows a restrained material palette. Honed limestone flooring establishes a warm base throughout the interior, while soft plaster walls and natural oak joinery create a calm and contemporary atmosphere. Large vertical windows frame views of the garden and bring filtered daylight deep into the living spaces.
The kitchen and dining areas are positioned along the courtyard edge, ensuring that the most frequently used spaces remain visually connected to the outdoor landscape.
The Pool
The courtyard forms the social heart of the residence. A rectangular swimming pool anchors the outdoor terrace and connects the living spaces to the surrounding garden.
Low planting, shaded seating areas, and natural stone paving create a relaxed environment for outdoor living. The courtyard acts as a private outdoor room for the family, offering a calm retreat within the urban fabric of Dubai Hills Estate.
